Repairs Responsibilities & Rechargeable Repairs
The Association has a duty to maintain its properties and will carry out repairs for which it is responsible. Tenants also have a responsibility to maintain certain items (e.g. internal decoration, WC seats, internal clothes lines, flat entrance door nameplates, replacement light bulbs) and to take reasonable care of properties. Any damage to the property caused by the tenant, or anyone visiting or living with the tenant, is the tenant's responsibility. If you are in any doubt as to whether you or the Association is responsible for a repair then please contact our Maintenance Department.
We will recharge tenants for repairs if the repair is caused by:
- Neglect, damage or carelessness of the tenant
- If it is an item you are responsible for
- If you do not provide access to your property at an agreed appointment with our Contractor and the Association is charged for the missed call
- It is a repair for which you are responsible
We will tell you when you report a repair if it is rechargeable and this will be confirmed in writing to you. Sometimes we cannot identify if a repair is rechargeable until the contractor has been in attendance but we will write and advise you as soon as this information is made available to us. In some cases, we may require payment in advance of works being carried out and this will be advised to you at the time.
